Buyer's Agent in Montmartre
Sacré-Cœur, Place du Tertre, cobbled streets and open views over Paris: Montmartre remains the only neighborhood in the capital to have kept a true village soul, carried by a century of artistic history.
Book a ConsultationMontmartre's market in a few words
Perched on its hill, Montmartre holds a special place in Paris's geography. Far from the Haussmannian uniformity of the western arrondissements, the neighborhood has kept an irregular urban fabric of cobbled lanes, staircases and small squares, inherited from its past as an independent village annexed to Paris only in the 19th century.
From the late 19th century, this identity attracted a community of artists who shaped its international reputation: Renoir, Toulouse-Lautrec, then Picasso and Modigliani in the early 20th century. This artistic memory remains alive, from the Clos Montmartre, the last vineyard in Paris, to the artists' studios still active around Place du Tertre.
The property market there is varied: the immediate surroundings of the Sacré-Cœur and Place du Tertre, very touristy, differ markedly from the Village Montmartre around Abbesses and Rue Lepic, a quieter residential area prized for its authenticity. The old buildings, sometimes without lifts because of the slopes, require detailed expertise to identify the truly high-quality properties.
For the same search for authenticity and architectural character, the Marais offers a comparable historic identity, in a more central and less hilly setting.

Frequently Asked Questions
The average price per m² in Montmartre is generally between €10,500 and €11,000 in 2026. Gaps remain significant depending on proximity to the more sought-after Village Montmartre and Abbesses, or to the more outlying parts of the hill.
Montmartre has kept a village scale and atmosphere unique in Paris: cobbled streets, staircases, open views from the hill, and an artistic history alive since the days of Picasso and Toulouse-Lautrec. It is one of the only Paris neighborhoods where that village identity can still be felt.
Not always: the slopes of the hill and the age of the buildings mean that many buildings, particularly in the Village Montmartre around Abbesses, have no lift. This should always be checked depending on the accessibility you need.
The area is in high demand for tourist rentals thanks to its international fame, but Paris regulations on short-term lets must be checked before any such investment project.
