Understanding the off-market

A parallel, largely invisible market

At the top end of the Paris market, a significant share of transactions never goes through a public listing. Owners of exceptional properties often prefer discretion, whether for personal privacy, speed of transaction, or simply because they do not wish to expose their assets to public curiosity.

These properties change hands through a network of trust: notaries specializing in substantial estates, wealth managers, or simply recommendations between owners in the same area. Without a connection to this network, a buyer, however well informed, simply has no access to these opportunities.

My position rests on years of presence in the high-end Paris market, enabling me to identify these opportunities early and present them to my clients before any wider circulation. This dynamic is particularly strong in the 16th arrondissement, the 8th and around Place Vendôme, where most exceptional properties change hands without ever appearing on a listing portal.

Frequently Asked Questions

What you need to know about off-market properties

An off-market property is a property for sale that is never published on the usual listing portals. The transaction is negotiated confidentially, often through referrals, between notaries or via a small private network.

Industry estimates vary, but a significant share, sometimes up to a third of transactions at the very top of the market, takes place outside public listing portals. This proportion is even higher in arrondissements such as the 16th, the 8th or around Place Vendôme.

Access to these properties relies almost exclusively on a network of relationships built over time with notaries, wealth managers and private owners. A local buyer's agent established for several years generally has this kind of access.

Not necessarily. Not advertising often avoids the bidding-up that comes with public visibility, which can actually make for calmer negotiation between buyer and seller.
